Additional Inspection Services

Pre listing Home Inspection

Pre-Listing/Seller’s Inspections

Prior to listing a property on the market, we recommend scheduling a Pre-Listing or Seller’s inspection to identify defects that are going to require repairs or service before the buyer hires a home inspector to perform their own inspection. By correcting these problems and making recommended improvements before you list the property, you can speed up the process of closing with the buyer and increase the likelihood that you will receive your asking price.

New Construction Image

New Construction

Newly constructed buildings can appear to be a safe investment at first glance. However, it is vitally important to evaluate the condition of these properties before you purchase them. Errors by any of the many people and trades involved in building a structure from the ground up can result in defects that will be expensive to correct in the future. By scheduling a New Construction inspection before your final walkthrough, issues caused by poor quality materials or negligent workmanship can be addressed before they grow into larger problems.

New construction Phase Inspection

New Construction Phase Inspections

Phase Inspections allow us to evaluate and report on the ongoing progress of buildings under construction. Our Phase Inspections occur at two points in the construction process. The first inspection happens after the framing has taken place. It can be extremely helpful to have a trained pair of objectives eyes inspect for issues that the builder may have overlooked before they get covered up by the finishes, making them harder to identify and costlier to correct. Our second inspection occurs at the end of construction.

11 Month Home Inspection

11th Month/Builder’s Warranty Inspections

Builders will often cover certain work and materials against defects for one year following construction. We recommend scheduling an inspection before this warranty expires to ensure that no issues have revealed themselves since the final walkthrough. By scheduling the inspection in the 11th month, it allows time for your contractor to correct any discovered defects while they are still covered under the warranty and keeps you from having to take on the financial burden for the repairs.

Loan Draw Construction Inspection

Loan Draw Inspections

Loan Draw Inspections are typically required by lenders to ensure that construction is happening in accordance with the terms agreed upon when the loan was originally issued. We evaluate the construction’s adherence to established timelines and inspect the materials being used. These inspections help mitigate the risk to lenders and also prevent interruptions to the work by making sure that the construction is proceeding in a way that complies with the loan’s conditions.

Re Inspection

Re-Inspections

When defects are found in the original home inspection, it is important to follow up on any repairs that might be required. Our Re-Inspections involve assessing these repairs to make sure that the initial issue was corrected and ensure that the workmanship is of sufficient quality to meet your needs. Schedule a Re-Inspection with us to make certain that all problems have been fully resolved.

Mold Inspection

Mold Inspections

Mold contamination can pose a serious threat to a property’s structures as well as the health of a building’s occupants. Mold can be difficult to detect, but our Mold Inspection can determine if red flags exist and whether or not further testing is recommended to determine the presence and type of mold found. We can advise regarding any remediation and clearance needed to eliminate and prevent future infestations.
